Pandemic Intensified Romanians’ Migration from Urban to Rural

The coronavirus pandemic has intensified the migration of part of Romania’s population towards suburbs or localities around big cities, a trend that will maintain on the medium term, with direct impact on the development of the residential market, according to an analysis by real estate consulting firm Colliers.

Working from anywhere and social distancing have prompted Romania's population to migrate to quieter areas in the suburbs or localities around big cities. Colliers Romania said the number of Romanians giving up on urban agglomeration and choosing more spacious, affordable housing has increased, and the trend is expected to continue on the medium term, opening up new prospects for residential developers.

“The increase in Romania’s resident rural population by 28,000 in 2020 is not large, but it is a first since 2007 and it should also be taken into account that in the previous decade, the rural population was decreasing by an average of about 50,000 inhabitants per year. Moreover, the population in urban areas in Romania decreased by 170,000 inhabitants in 2020, compared to an average decrease of about 50,000 inhabitants per year between 2010 and 2020, signaling that, in addition to the usual emigration, somewhere between 50,000 and 100,000 Romanians have chosen to move from the city to the countryside, prompted also by the effects of the pandemic that imposes social distance and supports working remotely”, said Gabriel Blanita, Associate Director Valuation & Advisory Services at Colliers Romania.
